Land contributions from municipal entities like school districts or counties could provide donated land and reduce the downstream property value. Many communities in rural Colorado have available land to contribute to affordable housing under a 99-year lease. We’ve signed Memorandums of Understanding with the West End School District in Nucla, San Miguel County for a site in Norwood, and are working on assessing sites in Ridgway. The ideal site has strict criteria in order to control the per-unit costs of building the homes. They are flat, infill, and adjacent to existing civic infrastructure in order to minimize grading, new street construction, or the extension of water and sewer lines.
